Spring 2019 Spinnaker Owner Update

Dear Ormond Beach Owners,

January through March was once again a very cold period for almost the entire country, but Ormond Beach was very different! We experienced one of the warmest Februarys on record with many days breaking into the 80s, making those winter travelers' experience more rewarding. It has been so wonderful to see so many returning Owners, friends and familiar faces! Race Week appeared to leave as quickly as it came and the Rolex 24 was dampened by some constant rain, but fortunately was able to be run for those braving the elements. Once again the overwhelming support and positive feedback of recent improvements is greatly appreciated, we love to hear your opinion and feedback, so please keep it coming and thank you! Also a big thank you to those staying at the resort during the intense renovation and putting up with some limitations to parking and the "beehive of activity" around the East side of the resort and parking areas. We look forward to providing you with great a vacation this year and for many to come.

• Ormond Beach - Developer Owner Bonus Time reservations can be made 30 days or less from arrival

• Hilton Head - Developer Owner Bonus Time reservations can be made 30 days or less from arrival. For fall/winter dates (November through February and excluding holidays), Hilton Head Developer Owner Bonus Time can be booked up to a year in advance

What you need to know when traveling to Ormond Beach this spring.

It's time to wake up and smell the coffee! A Starbucks is being built at the Granada Shoppes next to Outback Steakhouse and across the street from our resort! Relax and enjoy.

Are you ready for Spring Break? From March 19 to April 9 if you are traveling to Ormond Beach please plan accordingly and drive safely.

 

Resort News

With 2018 being an extremely successful year for both Royal Floridian and Royal Floridian South, Association Resort projects continue to move forward and planning between the Southwind Management Corporation and their respective Board of Directors continues in order to make these resorts the best the area has to offer. By your participation and commitment to your HOA the resorts can continue to succeed and offer a fantastic vacation experience.

It is with great pleasure to report that nearly all staff members at the resort continue to be in their roles and maintain a working relationship with SMC, Owners and guests of the Association. The team is eager to see you again this coming year and offer their best services to you.

Continued efforts to improve your "home away from home" are being reviewed and approved by your Board of Directors and scheduled throughout the year and the coming years. Some projects have been completed or are underway by the resort association and those that are shared amenities.

Royal Floridian and Royal Floridian South Improvements

During the cooler months of December and January the Outdoor Pool and Spa were renovated with repairs made to the Pool Shell and total replacement of the aggregate pool and spa surface finishes. After enduring multiple hurricanes and related clean out of tons of sand and debris the surfaces were beginning to show signs of age and were in need of repair.

In addition to the pool repairs the entire surrounding pool deck was treated, sealed and added aggregate was applied to limit slip and falls on the deck and to prolong the life of the shellstone.

Royal Floridian Improvements

This February, 25 units were completely renovated and redesigned allowing for a more user-friendly/convenient cooking preparation and seating. In this second phase of the renovation, there was significantly more work performed with plumbing and tile. Many of the unseen plumbing items behind the walls were addressed in the upper floors that were in need of replacement and more tiles were installed due to age and condition of existing tile.

From December 2019 through the first week of February 2020, a block of 27 more units on the South side (top three floors) will have been renovated and refurbished. The board has approved a plan to continue moving forward again in modernizing all units over the next two years. As of today, 53 of 115 Villas have been fully renovated.

The Villa renovations include:

• Full size stoves and garbage disposals were added

• Granite countertops with a larger Blanco under-mount sink were installed in all kitchens

• Kitchen cabinets were replaced and kitchens were modified for more space

• All bathrooms were renovated with new plumbing, tile, lighting, toilets, walk-in shower, grab bars, cabinets, granite counters, mirror, and finishes

• New tiles were installed in all hallways, kitchens, some bedrooms and living rooms

• New drapery, valances, art work, and lamp shades were installed in all rooms

• New living room furniture has been added such as sofas, arm chairs, coffee tables, end tables, and TV stands

• New Spinnaker standard carpet was also installed along with the new paint color scheme

• Each unit is now equipped with at least one walk-in shower with a grab bar

• New mirror sliding closet doors was installed

The Villa renovation included an entirely new and updated in-unit smoke alarm system which required additional electrical wiring to be run in all Villa rooms. A complete alarm and reporting system was installed at the Front Desk for your safety and wellbeing.

Royal Floridian South Improvements

Royal Floridian South underwent some important updates to preserve and protect the building as well as to improve building components. The current Board of Directors has several projects currently under review for later in the year, we will keep you apprised of these projects as they unfold.

Below is a list of some improvements undertaken during December 2018/January 2019:

• All new stairwell railing and hand rails were installed with Kynar Coated Aluminum

• South elevation wall and balconies were painted, windows were re-caulked and sealed

• Additional LED lighting was installed in the underground parking areas and a light reflective paint was applied on all parking stops and columns

• All Villa's carpet and underpadding was replaced with Spinnaker standard quality carpet

Resort Activities

Pancake Breakfast: We are excited to bring back our Pancake Breakfast every Wednesday morning in the South Gathering Room. Guests can get three pancakes with your choice of blueberry, maple or sugar free syrup. We also have peanut butter, powdered sugar, butter and whipped cream. Guest can add a mimosa for a $1.00. Other beverage options are coffee, hot chocolate, tea or juice. Come join us for a yummy breakfast before you hit the beach!

Rock Painting: This spring we are painting rocks in the North Activities Room on Fridays. We have many paint colors to pick from and we have oil paint pens for detailing as well. When your rock is done you can take it home. Join us to learn about the latest rock trend.

Putt-Putt Tournament: One of our favorite activities this spring is the Putt-Putt Tournament. The tournaments are on Fridays and Saturdays. We hope you come by the North Activities Room, grab a ball and putter, and meet us on the course. Play a friendly game with other guests and you could be the big winner.
