DEED INFORMATION
To locate your deed for a Hilton Head, Branson, or Ormond Beach property, follow the instructions below.
Once your loan is Paid In Full, the loan company will notify the Developer. The Developer subsequently notifies their Attorney that the loan has been fully satisfied.
Note: The timeline for this process is based on individual circumstances (I.E. initial notification from the loan company, funds to clear, etc)
Upon notification from the Developer; the law firm requires approximately 3 weeks to process the paperwork (I.E. prepare the deed and send you a copy of the deed to review). The deed is sent for recording. Within 3-4 months the original deed is sent from the courthouse then forwarded to you.
OBTAINING A COPY OF YOUR DEED
To inquire about obtaining a copy of your Deed, you may search online in the Beaufort County, South Carolina records.
Beaufort County, South Carolina Website information:
- Go online to: https://rod.beaufortcountysc.gov/searchng/ »
- On the left of the Home page choose a Department, listed in alphabetical order, Register of Deeds.
- On the right of this page choose “Property Records”
- Once selected a Disclaimer page will open. You must accept to proceed. The “Accept” button is at the bottom of the page.
- Once accepted, the “Public Search” page will open and you may enter your name. (Last Name, First Name -you must use a comma between last and first name).
- The property address is in the far right column. Once you have located the document you may click on “view” in the far left side of the list. Your Deed may be viewed or printed from this page.

To inquire about obtaining a copy of your Deed or Satisfaction you may search online in the Volusia County, Florida public records. Below are instructions on how to look up your deed.

- On the right of the Home page choose “Search Public Records Online.“
- Next, on the right menu – choose “Document Inquiry” under the heading “Official Records/Recording”. A disclaimer page is then displayed. Click the “Accept” button.
- Once accepted, you will be brought to the search page. Enter your name (Last Name First Name – with no comma separating) and click “Submit”. A list of names will appear – the property description is listed under the “Comments” heading.
- To review and/or print the document you must click on on the icon in the “View” column. (DE is the code for Deed and SF is for Satisfaction). Note: In the State of Florida the Deed and a Satisfaction of Mortgage must be recorded to show the unit as Paid In Full.
