Dear Ormond Beach Spinnaker Owners,

Winter 2019 is here and the festive season is once again in full swing! The past year has been a successful and lucky year for the Royal Floridian and Royal Floridian South Resorts. We have been fortunate in 2019 to not receive any damages from Hurricane Dorian or any other storms this year. Hurricane Dorian did cause some interruption to Owners and Guests traveling on the Labor Day weekend, which was most unfortunate, but luckily everyone was safe and there was no direct damage to either resort. In 2019 more Owners traveled to the resorts than in previous years and your continued support is greatly appreciated. As maintenance week approaches, the team in FL is gearing up for the very challenging workload required to successfully perform the 25 unit renovations in Royal Floridian and the improvements scheduled in Royal Floridian South. Your overwhelming support and positive feedback on recent improvements is greatly appreciated. I am pleased to report we are nearing two-thirds completion of the Royal Floridian renovations as early as February 2020. We value your feedback, so please continue to share your thoughts and thank you! We look forward to providing you with great vacations for the remainder of this year and for many years to come. Don’t wait! Call your Owner Services team today to make your reservation for the coming year. We encourage all Owners to provide plenty of lead time when booking or banking their usage. We don’t want you to miss out on your desired vacation.

Cassen Riverpark Renovation

Have you been to Cassen Park? Cassen Park is a 3.7-acre riverfront park located along the Halifax River. You can enjoy a leisurely walk, admire the view, fish, buy bait and go boating. In addition, parking is free. This spectacular park is just minutes from the resort and is currently undergoing a major renovation to its floating dock facilities, boat ramp and park walking areas.

Daytona 500

Daytona Speedweeks and the Daytona 500 are fast approaching this winter. The 2020 Daytona Speedweeks schedule has been released, so make sure you check out all the events. Two-time DAYTONA 500 champion Dale Earnhardt Jr. has been named the Honorary Starter for the 62nd running of “The Great American Race” on Sunday, February 16, at Daytona International Speedway.

As many Owners are aware, Royal Floridian Resort Association is in the middle of renovating all units over a four-phase project. The first two phases have been completed and the third phase, which has commenced as of December 6, is in full swing! During this third phase, we will refurbish and renovate another 25 units. Your Board of Directors has approved these planned renovations through 2020. The 25 units being renovated are located on the top three floors on the South side of the building. When this project is completed in early February 2020, 79 units will have been updated with the intent to complete the remaining units from December 2020 through January 2021. The initial feedback has been great and we are excited that you - our Owners like the new renovations.

Royal Floridian

Below are the details of the unit refurbishment and renovations that will be completed in February 2020:

  • New full size stoves will be installed in all units
  • New granite countertops and under mount sinks are being installed in the kitchens and bathrooms
  • The kitchen cabinets will be replaced and garbage disposals will be added
  • Each room will get new drapery, artwork, and lighting
  • The living room furniture including the sofas, armchairs, coffee tables, end tables and TV stands are being replaced
  • New Spinnaker standard carpet is being installed and the walls are being painted a new color scheme
  • The floors are being upgraded
  • The bathrooms are being upgraded with new cabinets, granite counter tops, taller toilets and walk in showers
  • The closet doors are being replaced with new sliding mirror doors
  • New exterior hallway carpet will be installed on all floors (where units have been renovated)

Carpet refurbishment – Spinnaker standard carpet and new paint color scheme

Flooring refurbishment – new tile placed on floors

Bathroom refurbishment – new vanity, counter, lighting, tile, fixtures, marble surrounds and paint

The Royal Floridian Board of Directors has also approved other safety improvements to the common area and Guest Computer Kiosks. Desktop monitors that were 17" have been replaced with 25" wall mounted monitors and the work area has been made more efficient for your use.

Below are a few of the other resort improvements:

  • New emergency lighting has been installed in the exterior hallways, stairwells and common areas of property
  • New smoke and fire alarm system has been installed

Royal Floridian South

The Royal Floridian South Board has approved a project to work on front doors to the villas and the jambs in which they are set. As some of you may have noticed the doors and jambs need constant maintenance. Replacement of these systems would be the desired long-term solution. During maintenance week, Southwind Management Corporation will work with a general contracting firm to remove six door systems and replace with a superior product. The Royal Floridian South Boards' intent will be to find a long-term solution and implement with all the remaining villa doors.

Other resort improvements include:

  • New emergency lighting has been installed
  • New surveillance camera system has been installed
  • New large monitors have been installed in the Guest Computer Kiosks
  • Six door systems will be removed and replaced with superior systems

Resort Environment Update

While we haven’t made a big splash of it, there have been many efforts taken over the last few years to show how much Spinnaker Resorts is committed to the environment. We have been green focused in everything we do. What follows is just one example of a test we are conducting at Royal Floridian South to show our commitment to make a difference for our environment and our planet.

One of our goals is to eliminate plastic waste throughout our resorts. As a company last year we disposed of or had our guests remove and discard approximately 180,000 two ounce plastic bottles of shampoo with conditioner. That’s a significant amount of plastic waste. So at Royal Floridian South (Ormond Beach, FL) we have begun to test a new shampoo refillable dispenser. They were installed throughout the building the week of December 8 – 13, 2019. Each refillable dispenser holds 19 ounces and is refilled from a one gallon recyclable bottle. If this test for the durability and manageability of the product is successful and we deploy this solution throughout our resorts, we will only use 2,800 gallon bottles of shampoo a year which can be recycled, thereby reducing the amount of plastic waste that goes to landfills by over 177,000 plastic bottles in one year alone! Just look at how many plastic two ounce bottles one gallon replaces.

So you can see that while we haven’t made a big deal of our efforts, we are very proud of the difference we are making for the environment and the planet and as Owners we want you to feel proud as well! We are excited to bring back our fire pit this winter! Join us on the pool deck to enjoy a s'mores treat and a hot chocolate. Cozy up by the fire and enjoy the amazing beach view with us.
