Under the direct and general supervision of the Maintenance Manager and the Assistant Maintenance Manager, the Maintenance Technician I will be responsible for performing work involving the skills of two or more maintenance and craft occupations to maintain the machines, mechanical equipment, and/or the structure(s) on the property.  Duties may include repairing electrical or mechanical equipment, installing, aligning, and balancing new equipment and repairing the interior of buildings or furniture.  This role will also be committed to providing superior, personalized customer service to all internal and external owners and guests of SDC Properties, while responding to the needs of our owners and guests with friendliness, integrity, responsiveness and sensitivity. 


 

DUTIES AND RESPONSIBILITIES:

  1. Monitors radio calls between/with the Dispatch Office and will assist and respond to calls as needed.
  2. Completes all work orders or projects in a timely and efficient manner (i.e., guest calls and routine maintenance).
  3. Repairs or replaces defective equipment parts, using hand tools and power tools, and reassembles equipment.
  4. Performs routine preventive maintenance to ensure that machines continue to run smoothly, building systems operate efficiently, or the physical condition of buildings does not deteriorate.
  5. Investigates complaints and resolves problems within any buildings on property that may have refurbishment opportunities.
  6. Inspects drives, motors, and belts, checks fluid levels, replaces filters or performs other maintenance actions, following the appropriate checklists.
  7. Will use tools ranging from common hand and power tools, such as hammers, saws, drills, and wrenches.
  8. Diagnoses mechanical problems and determines how to correct them.
  9. Inspects, operates, and tests machinery and equipment to diagnose small appliance malfunctions.
  10. Maintains accurate work records and logs.
  11. Maintains and cleans any products or equipment used on a daily basis.
  12. Keeps work areas clean and well organized and completes work assignments in a neat and efficient manner.
  13. Maintains and cleans assigned golf carts.
  14. Ensures that SDC Properties’ policies and procedures are followed daily.
  15. Performs and completes all work assigned safely and professionally according to safety rules and regulations.
  16. Participates in all departmental staff meetings.
  17. Performs additional or different duties, from those set forth above, to address business needs and changing business practices as directed by their Supervisor or Manager.
  18. Must be punctual with a positive attitude.
  19. Complies with the company’s grooming, uniform, and appearance standards.

KNOWLEDGE, SKILLS AND ABILITIES REQUIRED:

  1. Must possess a High School Diploma or GED.
  2. Must have at least 2 or more years of maintenance experience or work in a related field.
  3. Should have knowledge of various tools, materials, methods, and practices used in skilled and semi-skilled trade related to maintenance.
  4. Should have knowledge of power and manual tools and must be skilled in operation of.
  5. Should have knowledge of occupational hazards and safety precautions and procedures and be aware of best practices.
  6. Should have knowledge of fire systems and the ability to respond to alarms.
  7. Ability to operate heavy and light power equipment as needed.
  8. Ability to write routine reports, keep logs and correspondence.
  9. Ability to comprehend, interpret, and apply rules and regulations in accordance with established policies and procedures including: safety rules, operating and maintenance instructions and procedure manuals.
  10. Ability to speak effectively with owners, guests and co-workers.
  11. Ability to establish and maintain effective working relationships with peers, employees, and Management.
  12. Must have effective problem-solving skills and must be able to make decisions individually and within a team setting.
  13. Ability to deal effectively with conflict and manage difficult employee relations situations.
  14. Ability to assist and support others.
  15. Ability to communicate effectively both orally and in writing.
  16. Ability to follow written and verbal instructions effectively.
  17. Ability to multi-task, follow-up, exhibit initiative and be a self-starter.
  18. Enforce a high standard of service excellence and should be motivated to achieve a 4.7 or higher rating on RCI standards.
